Positioned between the Tamar and Tavy River Valleys on the Bere Peninsula, a World Heritage Site, Down Farm Barn offers the perfect opportunity to recharge and unwind in the company of family and friends where walking, cycling and enjoying the peace and tranquility of the great outdoors are the basis for that perfect family holiday. A beautiful barn conversion, Down Farm Barn is set within a small cluster of properties, amidst rolling pastures and wild hedgerows just outside the village of Bere Alston. Impressively equipped, this 4 bedroom, holiday home comes complete with everything you could wish for a self catering holiday. A topsy-turvy layout, the spacious scissor beamed lounge, boasts spectacular views through patio doors and windows towards the hills of Bodmin Moor. A vast corner settee arranged around the wood burning stove will accommodate the whole family where films and TV can be enjoyed on the high quality home cinema system and widescreen Smart HDTV, (with Netflix and Amazon). A magnificent oak beamed kitchen on the ground floor comes complete with electric AGA and leads into the enclosed inner courtyard garden, also used daily for access by the owners' family who live in the attached barn with their two dogs and cats. Summer days can be spent in one of three of your own outside areas. Totally enclosed and a safe haven for children, the inner courtyard leads to a walled garden ideal for sun-worshipping and onto a generous, elevated deck, overlooking the owners' garden where children can look on at the geese, ducks and hens frolicking beside their pond. This is by far the best position to experience the magnificent views and sunsets across the distant moorland. Ideal for wildlife spotting, keep your eyes peeled on summer evenings for the resident Barn Owls who raise their chicks in the loft of the barn and soar across the tops of the meadows at dusk. Bikes and other outdoor kit can be stored securely, and a small/ medium boat on a trailer can be accommodated and launched from the quay nearby. The Bere Peninsular is a unique unspoiled area of woodland, countryside with miles of footpaths, bridle paths, mountain bike trails (Tamar Trails and Gawton Hub), and river activities. You can access miles of public footpaths directly from the barn. The village of Bere Alston, just over a mile, has a pub with 2 small supermarkets, a post office, (which serves fresh bread from a local craft baker), a butcher and a takeaway. The riverside setting of Bere Ferrers is a mile and half, and has a pub and a public tennis court. The Stannary market town of Tavistock, is a 15 minute drive and the marine city of Plymouth 45 minutes by road. Day trips to north and south coast beaches of Devon and Cornwall are 45-60 minutes away and Heritage sites such as Buckland Abbey and Gardens, (home to Sir Francis Drake), Morwelham Quay, Cothele House, the Garden House and the Tamar Valley are all close by.

The property offers accommodation over two floors and has a mixture of wood, stone and tiled flooring throughout. The entrance door is 95cm x 204cm and the internal doors range from 76cm - 85cm in width and 195cm - 200cm in height. Kitchen worktops are of a standard height. The rear courtyard and decking is enclosed and has a mixture of stone, gravel, paved and decked surfaces. The front garden is enclosed and has a mixture of grass and stone surfaces. There is one step down from the kitchen to the inner courtyard, one step to walled garden and three steps to decking. There is off-road parking for four cars on a level gravel surface 5m from the 7 steps leading to the entrance. There is also gated access to the inner courtyard and one step into the kitchen.
